MLS Sheet Explained

Trying to decipher the alphabet soup of an MLS sheet can be difficult. That's why we've created a cheat-sheet to help you understand the MLS sheet.

ML# - This is the Multiple Listing Service number for that property. The MLS number is a way to organize and identify properties.
RES/CND - Tells what type of property, either Residential or Condo
Status - Status of the property; can be active, pending (an offer has been made and accepted), or closed
Area - Numerical description of township; used to search within the MLS system
LP - List Price
Address - Physical address of the home
Lt and Ln - Latitude and Longitude for property (for GPS)
Map - Map coordinates (Meridian Street divides east from west and Washington divides north from south)
Town - Town where property is located
Twp - Township where property is located
Zip - Zip Code of property
School - School district of property
Legal - Subdivision, development or neighborhood
Section - Section of a subdivision
Lot - Number of lot in subdivision
County - County where property is located
Tax ID - Legal identification number
Solid Waste - Indicates if trash pickup is included in the taxes
Semi-Tax - Amount of semi-annual taxes
Construction Stage - For properties under construction, how far along the home is
Est. Compl Date - For properties under construction, tells when home will be completed
Bldr/Project/Contractor - Construction/Building company that built/is building home
Yr Built - The year the property was built
Tax Exempt - What tax exemptions are currently filed on the home; these affect the value of the home that is taxable
Tax Year - The year reflected by the tax amount

Approx. Room Sizes/Descriptions
L - Level (tells which level that particular room is on)
F - Floor (describes the type of flooring in a particular room)
W - Windows (do window treatments stay with the home; y-yes, n-no)

Bd. - number of bedrooms
Rooms - total number of rooms reflected on the MLS sheet (not including bathrooms)
Loc - If property is a condo, what level the condo is located i.e. ground, end, upper
Levels - number of levels (not including basement)
Baths - number of bathrooms (half and full)
Parking - what type of parking is available if no garage
Bas - gives details of basement if there is one (i.e. finished/unfinished, 9 ft. ceilings)
Foundation - type of foundation (basement, slab, crawlspace, etc.)
Fireplace - number of fireplaces, where they are located and what type
Garage/Park Desc - description of garage including size and amenities

Directions - directions to the property
Property Description - description of the property

Description
Life Style - describes style of home i.e. attached, detached, flat, garden, patio, zero lot, loft, mid to high rise,townhouse
Arch Style - architectural style of the house
Master BR - describes amenities in master bedroom, bathroom, and/or suite
Appl - what appliances are included with home
Equip - what equipment is included such as smoke alarms, security systems, etc.
Lot Info - describes the lot
Lot Size - dimensions of the lot
Acres - size of the lot in relation to an acre
# of Acres - exact size of lot
Exterior - describes the exterior
Areas - lists different areas in the home's layout
Porch - if there is one, describes what type
Eating Area - describes what eating areas, if any, are in the home
Interior Amen - describes interior amenities such as eat-in kitchen, formal dining room, etc.
Exterior Amen - describes exterior amenities

Utilities
Heating - what type of heating is used
Cooling - what type of cooling, if any, is used
Utility Option - additional options available i.e. gas, internet service, cable, sewer, etc.
Fuel - type of fuel source
Water Htr - if included, what kind
Primary Water Src - describes primary water source
Primary Sewage Disp - describes primary sewage source

Finance/Association Information
Possible Financing - financing available on this home
Ownership Interest - if there is a homeowner's association, what it is
Fee Paid - when the association fees are paid
Fee Amount - how much the association fees are
Fee Includes - what the association fees include
